What we actually find here.

Hayward carries one of the larger light-industrial footprints in the East Bay: distribution, fabrication, auto and truck shops, and a long tail of small manufacturers. These are large floor plates where extinguisher count is driven by travel distance, and where flammable liquids put Class B coverage in specific zones.

Downtown along B Street is the restaurant side of the city, alongside the business that Cal State East Bay brings. Smaller kitchens, standard hood work.

The combination is unusual: the same property manager can hold a warehouse that needs twenty units and a restaurant that needs four and a hood system.

  • Travel-distance gaps on big floor plates

    A warehouse can pass on paper and still have a corner where the nearest extinguisher is too far. Racking changes the walking path even when it does not change the floor area.

  • Solvent and paint areas without Class B

    Auto and fabrication shops frequently have a zone that needs different coverage than the rest of the building. It gets missed because the building as a whole looks covered.

  • Extinguishers mounted and then racked around

    New racking goes in, and a unit that was accessible is now inside an aisle nobody uses. The bracket did not move; the access did.
